What Is Efflorescence?
Efflorescence is the white, chalky, or crystalline deposit that appears on concrete, brick, stone, and other masonry surfaces. It occurs when water-soluble salts within the material are dissolved by moisture and carried to the surface through capillary action. As the water evaporates, the salts are left behind as a visible residue.
While efflorescence itself is not structurally damaging, it is an important warning sign that moisture is migrating through your foundation or masonry walls — a condition that can lead to more serious problems like spalling, mold growth, and structural deterioration if left unaddressed.
What Causes Efflorescence?
Three conditions must be present simultaneously for efflorescence to form:
- Water-soluble salts — Present in concrete, mortar, brick, soil, or de-icing products
- Moisture — From rain, groundwater, condensation, or plumbing leaks
- A migration path — Porous masonry materials allow water and dissolved salts to travel to the surface
Eliminating any one of these three factors will prevent efflorescence from occurring. Since salts are inherent in most masonry materials and porosity is a natural characteristic of concrete and brick, moisture control is typically the most practical prevention strategy.
Types of Efflorescence
Primary Efflorescence
Primary efflorescence appears during or shortly after construction as excess moisture from the curing process evaporates. This type is common on new concrete, brick walls, and freshly laid mortar and usually resolves on its own within the first year.
Secondary Efflorescence
Secondary efflorescence develops after construction when external moisture sources introduce water into the masonry. This is the more concerning type because it indicates ongoing water intrusion that requires investigation and remediation.
How to Remove Efflorescence
For light efflorescence on exterior surfaces, dry brushing with a stiff bristle brush is often sufficient. For more stubborn deposits:
- Dry brushing — Use a stiff nylon or natural bristle brush on dry surfaces
- Water and scrubbing — Wet the surface, scrub vigorously, and rinse thoroughly
- Diluted muriatic acid — A 1:12 acid-to-water solution can dissolve stubborn mineral deposits (use protective equipment and follow manufacturer directions)
- Commercial efflorescence removers — Purpose-made products are available at home improvement stores
Preventing Efflorescence
Long-term prevention focuses on controlling moisture:
- Ensure proper exterior grading slopes water away from the foundation (minimum 6 inches of fall over 10 feet)
- Install or maintain gutters and downspouts to direct roof runoff away from the building
- Apply waterproof coatings or sealers to exterior masonry surfaces
- Install interior or exterior drainage systems to manage groundwater
- Use quality concrete mixes with low water-to-cement ratios during construction
